Security deposit: half a month’s rent for a one- or two-month stay · one month for three months · two months for six- and twelve-month leases. At signing you pay the security deposit plus one full month’s rent. After that, rent is paid on the 1st of each month: the first of these covers only the days left in that month, and the last payment is the balance — in total you pay exactly the monthly rate × the number of months. Pay by Thai bank transfer, PromptPay, international transfer to our Thai account or credit card — bank, currency-conversion and card fees are paid by the resident. THB is the official contractual price; US dollar figures are approximate only.

A properly filed TM30 is an important part of maintaining a clear accommodation record in Thailand. At THE LIFE, we file the required accommodation notification and provide the supporting landlord documents you may need for immigration procedures.
For stays that require 90-day reporting, residents remain responsible for completing their own immigration reporting. We can provide the accommodation documents relating to the property when required.
